“Most developers avoid these programs because the bureaucracy is intimidating,” Andrew Langel said. “But if you take the time to actually understand how a state’s programs work, and how HUD housing dynamics fit into that, there’s real value there.”
Andrew Langel’s interest in these subjects developed through years of hands-on multifamily development work. Throughout his career, Andrew Langel has evaluated properties involving historic tax credits and HUD-related housing considerations, developing practical familiarity with programs that can vary significantly by jurisdiction and project.
“A lot of what I learned came from just being willing to dig into the details other people skip,” Andrew Langel said. “Understanding how a state’s tax credit programs work, or how HUD housing rules apply to a specific property, can completely change the economics of a deal.”

That experience began early in Andrew Langel’s career with the purchase of a duplex rental property and expanded into multifamily and high-end residential development. “When you understand construction and you understand these programs, you can look at a property that other developers pass on and see real potential,” Andrew Langel said. “That combination is pretty rare, and it’s been valuable throughout my career.”

“There’s a lot of opportunity in this space for people willing to learn it properly,” Andrew Langel said. “That’s been true throughout my career, and I don’t think that’s going to change.”
